Restumping -

Restumping, also referred to as re-blocking, is the process of replacing existing stumps that form part of the foundation of the majority of timber houses, as well as the internal walls and floors of brick veneer houses.

 This process may be required to be undertaken if the following signs become apparent:

  • Misaligned window and door frames
  • Uneven flooring
  • Rotting/damaged foundations
  • Formation of cracks in plaster, as well as in brickwor

Underpinning -

Underpinning involves strengthening the foundation of a house, building or structure without necessarily replacing the existing stumps. This service might be appropriate if the existing foundation is not stable, or the use of the structure has changed in some way and requires a stronger foundation (swimming pool/cellar construction or second story extension are common changes that require underpinning.)

Signs that indicate that underpinning may be required are:

  • Formation of cracks in plaster as well as in brickwork

  • Gaps near windows / doors
  • Trouble closing/locking doors and windows

Re-levelling -

Properties that are experiencing foundation problems because of erosion, structural damage, poor exterior drainage, soil condition issues or other issues can sometimes begin to sink into the ground at one end of the property or another. This can be very dangerous, as the structure will eventually begin to shift and/or crack unless the problem is addressed.

Cornerstone Foundations can determine the cause of the foundation problem, correct it and professionally level the structure. We use computer leveling technology to get an accurate result every time.

Subfloor Construction Extension

Whether you are undergoing an extension to an existing property or constructing a new development, the subfloor is a fundamental part of the construction process. The subfloor is ultimately what supports the internal floor and carries the weight of everything that rests on the floor including people, furniture and other household items.Our subfloors are constructed with the upmost stability and levelness, increasing the life of the finished floor that will be applied to it. We are able to construct subfloors that support all flooring materials including tiles and floorboards.

Pad - Footings

A pad footing allows the weight of a structure to be dispersed using spaced out pads to transfer the load unto. This type of footing system is generally used in light weight timber-framed houses. We are able to adhere to your requirements whether you are constructing a new dwelling or simply extending an existing structure.

Strip - Footings

The process of constructing a strip footing involves the formation of a trench that is in the shape of a rectangular strip. Concrete is then filled into the trench and reinforced steel is inserted into the concrete. This type of footing supports the load of exterior walls that are considered to be heavier than light weight veneers, such as weatherboard. A strip footing would generally be used for brick veneer homes.Strip footings are also used for interior walls that carry load, they may are also be used internally for bathrooms.

Strip footings can be used for concrete, as well as timber floors.
